building envelope condition surveys
A building envelope condition survey is a detailed inspection of a building in order to establish its maintenance and repair condition. O&A will review all available construction drawings and documents, and perform a preliminary inspection to familiarize ourselves with the existing property, and collect other site data specific to the project. O&A will perform a detailed visual inspection of the exterior building envelope, specifically focusing on the cladding, balconies, walkways, windows, and roofs, to evaluate their condition and catalog our findings through written notes and photographs. O&A will provide a written report of our findings, complete with details and photographs. The report shall include detailed descriptions of the exterior building envelope components, outline possible sources of water intrusion and a summary of our recommendations. The report will also include an identification of locations on the building envelope that where inspected, the condition of the building exterior, sealants, balconies, walkways, and concerns observed during the inspection, such as rotten wood, corroded metal, cracked cladding or water damage.
